Enhancing Tenant Comfort and Efficiency with Window Film Innovation
A Benchmarking
Buildings Case Study
Grander Capital
To address air leakage and outdated single-pane windows at 25 South Charles Street, Grander Capital Partners engaged MD Energy Advisors to design a cost-effective alternative to full replacement. A specialized window film solution improved insulation, reduced glare, and rejected 79% of the sun’s heat—cutting electricity bills and temperatures by 10% while enhancing tenant comfort and energy performance.
Energy Problem
The principals of Grander Capital Partners have a history of financing, acquiring, leasing and/or managing in excess of $1.5 billion (or 12 million SF)of commercial real estate in the Northeast andMid-Atlantic regions. When they purchased 25 South Charles Street (359,254 SF), the multi-tenant office building had single-pane windows that were leaking air. Grander Capital needed to replace the windows, but structural limitations of the building did not allow for a traditional double-pane window replacement.
Our Solution
Our Energy Advisors engineered a window film solution that would deliver the benefits of double-pane windows at a fraction of the price of are placement effort. The window film also increases insulation and helps reduce hot and cold spots as well as annoying sun glare on computer screens.
